Internal Strip-Outs & Site Preparation

The Project

Gallant was engaged as demolition subcontractor on the refurbishment of an office building inside a secure, operating government precinct in Canberra. All personnel were security cleared and inducted, and the programme was run under the project WHS management plan and the precinct preliminaries.

The Scope

Bathroom and kitchenette strip-out across four levels, three bathrooms and two kitchenettes per level, plus locker rooms and ablutions at basement level. Wall and floor tiles were stripped and all fixtures, cabinetry and splashbacks removed, alongside canopy roof membrane strip-out, edge battens and perimeter fixings completed to all four levels. When three layers of floor tile were found in the Stage 1 bathrooms in place of the single layer allowed, the additional works were priced and completed without impacting the programme.

The Precaution Measures

All demolition material was sorted and segregated on site into designated waste streams in accordance with the precinct preliminaries and presented at base collection points for the site waste contractor, managed under Gallant’s ISO 14001 certified environmental system. Fatigue management and daily attendance records were maintained and submitted to the principal contractor throughout.

The Outcome

Delivered progressively level by level, each stage handed back ready for following trades, with the unforeseen tile variation absorbed inside the original programme. The precinct operated normally throughout and every level was released clean, compliant and prepared for fit-out.
